The single most useful sentence in this section: no coating applied to the inside of a basement wall will hold back water under hydrostatic pressure. If the water table outside your foundation is pressing water through the wall, paint is not the answer and no product on this page will change that.

The thing that separates a masonry waterproofer from ordinary masonry paint is that it is formulated to be driven into the surface. Applied with a stiff brush, worked into the pores, and then given a second coat, it genuinely seals a porous wall against the dampness that passes through untreated block.

The failures you read about are almost always application failures or diagnosis failures: rolled on thin, applied over existing paint, applied over efflorescence, or applied to a wall whose real problem was a water table outside it.

Floor paint is a finishing product, not a waterproofing one. It is worth doing after the water problem is solved, and a waste of a weekend before.

Test first: tape a square of plastic sheet tightly to the slab for 24 hours. Moisture under the plastic means the slab is passing water and no coating will stay down.

How to apply it so it actually works

  1. Find and fix the water source firstGutters, downspout extensions, and the grade within six feet of the wall. More damp basements are fixed out there than in here.
  2. Strip the wall to bare masonryAny existing paint has to go. The coating works by bonding to and penetrating the masonry, and it cannot do that through a previous finish.
  3. Remove efflorescence and loose materialWire brush the white deposits off, then clean per the manufacturer's instructions. Coating over efflorescence guarantees failure.
  4. Plug active leaks with hydraulic cementHoles, tie-rod penetrations and the wall-floor joint get hydraulic cement before any coating goes on.
  5. Brush the first coat in, do not roll itWork it into the pores with a stiff masonry brush. This coat is about penetration, not appearance.
  6. Apply the second coat, and respect the cure timeThe second coat builds the film that does the sealing. Follow the stated recoat interval and the temperature and humidity limits.

On bare, clean, porous masonry with dampness or light seepage, applied in two brushed coats, yes. On a wall under hydrostatic pressure or over existing paint, no. Most disappointment comes from the second situation.

Can I paint over waterproofing paint?

Yes, with a compatible masonry finish once the waterproofer has fully cured. Check the manufacturer's recoat guidance, and understand that the top coat is decorative only.

How long does basement waterproofing paint last?

Manufacturers warrant their top-grade products for extended periods on correctly prepared surfaces. In practice, longevity is decided by surface preparation and whether the underlying water problem was fixed.

Will it stop a leaking crack?
