Sump & Seal

Encapsulation vs vapor barrier

The same roll of plastic can be either, depending on how far you take it. The difference is the walls, the vents and the dehumidifier.

Plastic sheeting laid over crawl space ground

The two terms get used interchangeably by retailers and they describe genuinely different scopes of work. The confusion matters, because the half-way version — sealing the vents without adding moisture control — is the one configuration that reliably makes a crawl space worse than leaving it alone.

TypeReinforced polyethylene ground vapor barrier
Thickness10 mil, the usual floor for a crawl space you will ever crawl on
UseFull ground cover, lapped and taped, run up the walls and sealed

If budget or appetite is limited, a well-laid, taped ground barrier is the right call. It addresses the largest moisture source down there and nothing about it forecloses encapsulating later.

  • The single highest-value job in a crawl space
  • Affordable
  • No changes to ventilation needed
  • Leaves the walls and rim joist untreated
  • Humidity still enters through the vents

TypeBundled barrier, tape, fasteners and sealant for a single crawl space
What is usually missingA drain or pump plan. The kit seals; it does not remove water

The kit is the sealing half of an encapsulation. Budget separately for moisture control and, if needed, a pump — otherwise you have sealed a space with no way to manage what gets in.

  • Materials for the whole job in one purchase
  • Includes the wall treatment a ground barrier omits
  • No dehumidifier
  • No water plan
  • Nothing for the rim joist

This is the line item that separates an encapsulation that works from one that makes things worse. A sealed space with no moisture control has lost its ventilation and gained nothing.

  • Condensate pump
  • Works in a cold crawl space
  • Covers a large area
  • Expensive

Which one you need

  1. Damp ground, no standing water, musty smell upstairs: a taped ground barrier captures most of the benefit. Start there.
  2. Persistent high humidity, cold floors above, visible condensation on joists: full encapsulation is the answer, including the dehumidifier.
  3. Standing water after rain: neither, yet. Drainage first — see crawl space sump pumps.
  4. Combustion appliance drawing air from the crawl space: talk to an HVAC professional before sealing anything.

The step-by-step version of both routes is in how to install a crawl space vapor barrier, and the vents question is covered in vented vs sealed.

Questions people ask

Is a vapor barrier the same as encapsulation?

No. A vapor barrier covers the ground; encapsulation lines the ground and walls, seals the vents, and adds moisture control. Encapsulation includes a vapor barrier, but not the other way round.

Can I start with a vapor barrier and encapsulate later?

Yes, and it is a sensible sequence. A properly taped 10-mil ground barrier is the foundation of an encapsulation, so nothing is wasted.

Does encapsulation need a dehumidifier?

In nearly every case, yes. Once the vents are sealed there is no other mechanism for removing the moisture that gets in.

Will a vapor barrier alone fix a musty smell?

It usually helps substantially, because bare soil is the largest moisture source in most crawl spaces. If the smell persists, the remaining sources are the walls, the vents and any liquid water.

Plastic sheeting laid across crawl space ground

The best crawl space vapor barriers

Bare soil evaporates into your house all year. Covering it properly is the cheapest large improvement available under a floor.

Framing and joists above an unfinished space

Vented vs sealed crawl space

Decades of building code said vent it. Current practice in most US climates says seal it. Both are defensible; the half-measure is not.

The gap between a DIY ground barrier and a full professional encapsulation is enormous, and almost all of it is scope.

Nobody empties a bucket under a house. In a crawl space the condensate pump is not a convenience feature, it is the feature.
