Encapsulation means fully lining a crawl space — ground and walls — with a sealed barrier, closing the vents, and controlling the humidity of the now-enclosed space. Done properly it is one of the better improvements available in an older house: drier floors above, less musty air, lower humidity throughout.
Done as a half-measure it makes things worse, and the half-measure has a specific shape: vents sealed, barrier down, no moisture control, no drainage. That configuration removes the ventilation that was keeping the space tolerable and replaces it with nothing.

As a materials purchase these are fair value, and having the right tape rather than whatever was on the shelf genuinely matters. Treat the kit as the sealing half of the project and budget separately for the rest.
Measure the floor area and the wall perimeter before ordering, and add 20% for laps and waste. Running out halfway through, on your stomach, under a house, is a specific kind of unpleasant.

This is the line item people discover after the plastic is down: a sealed crawl space is no longer ventilated, so whatever moisture gets in has to be removed mechanically. Budget for it at the start, not as a surprise.

The right order
- Find and fix the water. Downspouts, grading, then a pit and a pump if water still collects.
- Clear the space. Debris, fallen insulation, anything that will puncture the barrier.
- Treat active mold on joists and subfloor while access is still good.
- Lay and tape the barrier, up the walls, fixed and sealed.
- Seal the vents and air-seal the rim joist.
- Add a dehumidifier with a condensate pump, and target 50 to 55% relative humidity.
Questions people ask
Is crawl space encapsulation worth it?
In a damp crawl space under a house with musty air and cold floors, usually yes. The benefit comes from doing the whole job — water, barrier, vents, humidity — rather than just laying plastic.
Can I encapsulate a crawl space myself?
The barrier work is genuinely DIY-able if you are willing to spend time on your stomach. The drainage and any combustion-air questions are where professional input is worth paying for.
Do I have to seal the vents?
Full encapsulation means sealing them, and that is modern practice in most US climates. If combustion appliances draw air from the space, get an HVAC professional involved first.
Does encapsulation need a dehumidifier?
A sealed crawl space almost always does. Without ventilation there is no other mechanism for removing moisture that gets in.
