What makes a quote go up

  • Clearance. An 18-inch crawl space costs more per square foot to work in than a 4-foot one, for obvious reasons.
  • Access. A single small hatch on the far side of the house slows everything down.
  • Existing conditions. Old fallen insulation, debris and standing water all add hours before any new material goes in.
  • Perimeter length, which drives the wall lining rather than floor area.
  • Whether drainage is included. Ask explicitly. It is the most commonly excluded item and the most consequential.
  • Mold remediation, which is priced separately and sometimes by a different contractor.

The DIY split

The ground barrier and taping is realistic DIY if you are willing to spend a day on your stomach, and it is the largest share of the benefit. Wall lining and vent sealing are harder but doable. The parts worth paying for are the drainage design, anything involving a combustion appliance, and mold remediation.

How much does crawl space encapsulation cost?

It depends on clearance, access, perimeter, existing conditions and whether drainage and a dehumidifier are included. We do not publish figures because the range is enormous — get two local quotes and compare the scope line by line.

Is crawl space encapsulation worth it?

In a damp crawl space under a house with musty air and cold floors, usually yes. The value comes from doing the whole job, including moisture control, rather than just laying plastic.

Can I encapsulate a crawl space myself?

The barrier and taping, yes, and that is most of the benefit. Drainage design and anything involving a combustion appliance are worth paying for.

What is usually left out of a quote?

Drainage, the dehumidifier and rim joist work are the three most commonly excluded items. Ask about each one explicitly before comparing quotes.
