Basement waterproofing cost

The range runs from two downspout extensions to a full excavation. Understanding which end you are at is worth more than any national average.

A damp patch on a basement wall

What is genuinely useful is the structure of the cost, because basement waterproofing spans an enormous range and almost all of the variation is scope rather than regional pricing.

The cost ladder, cheapest first

InterventionEffortFixes
Clear gutters, extend downspoutsAn afternoon, minimal costA surprising share of wet basements
Regrade soil away from the wallA weekend plus some soilSurface water reaching the foundation
Window well covers and drainsAn afternoon eachWater entering at basement windows
Hydraulic cement on holes and jointsAn hourDiscrete active leaks
Crack injection kitHalf a dayA weeping crack, permanently
Masonry waterproofing coatingA weekend, mostly preparationDampness through porous masonry
Sump pump and pit (new)ContractorWater at the footing with nowhere to go
Interior drain tile loopContractor, daysHydrostatic pressure, from inside
Exterior excavation and membraneContractor, the largest jobHydrostatic pressure, at the cause
Scope, effort and what it fixes

The jump in cost between the sixth and seventh rows is the biggest one in this table, and it is also where most people are told they need to be. Work down the list in order before accepting that you belong at the bottom of it.

What makes a quote go up

  • Linear feet of wall treated. Most interior drainage is priced this way, so partial treatment of the affected walls is often an option worth asking about.
  • Access. A finished basement means removing and reinstating finishes. A tight exterior site means hand digging.
  • Whether a pump and pit are included. They often are not, and they are not optional.
  • Depth. Exterior excavation cost scales sharply with how deep the footing is.
  • Restoration. Ask explicitly whether the concrete is patched and the finishes reinstated, or whether that is your problem.

Spending in the right order

  1. Free and cheap first. Gutters, downspouts, grading. Then wait for rain and reassess.
  2. Point repairs next. Hydraulic cement and crack injection, which are inexpensive and permanent when done properly.
  3. Coatings after that, if the remaining symptom is dampness rather than pressure.
  4. A reliable pump and backup before any major structural work. Often this plus the steps above is the whole solution.
  5. Major drainage work last, and only with a diagnosis you understand and a second opinion.

Questions people ask

How much does it cost to waterproof a basement?

Anywhere from the price of two downspout extensions to a major excavation. The variable is scope, not region, which is why a national average is not useful. Get two local quotes.

Is basement waterproofing worth the money?

The cheap end — gutters, grading, crack repair, a reliable pump — is almost always worth it. The expensive end is worth it when the cheap end has genuinely been exhausted and water is still arriving under pressure.

Can I do basement waterproofing myself?

The exterior drainage corrections, crack repairs and wall coatings, yes. Interior drain tile and exterior excavation are contractor work.

Does waterproofing add home value?

A dry basement with documented work and a maintained pump is a meaningful selling point. Evidence of water with no remediation is the opposite.
